Strancally Castle. County Waterford

Contract Details:

Cumnor Construction Ltd. carried out the role of Works Contractor and PSCS for this project.

This contract was for the construction of a new swimming pool connected to the existing castle. In keeping with the historical nature of the castle, and the importance of keeping the new pool adjacent to the existing castle, the pool was constructed below ground.

The work consisted of the construction of a 25m long indoor/outdoor pool with a rising floor that became an outdoor terrace when the pool was not in use. A bar and poolside lounge, jacuzzi, spa, gymnasium and professional treatment room were also constructed.

Limitations on levels demanded a creative roof solution. This entailed the use of long-span precast units to maximise span without the need for internal columns.

A large skylight was constructed with glass beams to support it. One end of the pool was separated from the outside by a fully automatic frameless glazed door that sliced through the pool water surface.

North Monastery School. Cork City

Contract Details:

Cumnor Construction Ltd. carried out the role of Works Contractor and PSCS for this project.

The work was carried out to a two storey protected structure. The external fabric of the building is red brick and the contract included raking out existing cement mortar and repointing with lime mortar.

The existing roof was renewed and repaired where necessary, including replacement of defective timber soffits, and treatment and cleaning of existing timbers. Leadwork was replaced including flashings, ridges, hips and valley gutters. Repair work was also undertaken to the chimney stacks and flues. The existing sash windows were removed, repaired and refitted. Existing cast-iron gutters and down-pipes were replaced. Lime plastering was undertaken on existing brick walls. Internally, joinery works to match the existing were completed and any defective timbers were treated. Externally, drainage works were carried out by replacing existing systems and new footpath constructed.

Essential Conservation Works to Block A & B of North Monastery School, Blackpool, Cork City

Kenmare Community College. County Kerry

Contract Details:

Cumnor Construction Ltd. carried out the role of Works Contractor and PSCS for this project.

Kenmare Community School was built in 1820. The building is a 19th century three-storey convent and a protected structure.

The contract involved demolition, refurbishment and alterations to the existing building as well as associated site and ancillary works. Internally, a new concrete ground floor was poured and underfloor heating put in place. An internal lift shaft structure was installed. Fabrication and erection of pitch pine roof trusses to match the existing was also carried out.

The original slate roof was stripped down and all defective rafters replaced or repaired as necessary to the roof and dormers. New leadwork was carried out. The roof was then re-slated using the original natural slate. New fascia and soffit boards were erected along with new bargeboards.

The existing cast iron windows were restored to their original design. New lintels were also inserted. The stone surrounds to all existing windows and doors was restored including corbels, plinths and string courses. Cast iron gutters and downpipes were replaced as necessary. The external render was replaced to match the original design and specification.

Conservation and Refurbishment of Kenmare Community College, Kenmare, County Kerry

Cliff Stabilisation. Ardmore, County Waterford

Contract Details

Cumnor Construction Ltd. carried out the role of Works Contractor and PSCS for this project.

This contract required specialised work involving the installation of soil nails/ground anchors and the application of spray applied concrete to the cliff walls and slopes.

Environmental control procedures were implemented so as not to contaminate the sea water. A temporary platform had to be constructed to a level above the highest tide while the work was being completed. This was constructed using Rock Armour and netting. The existing slope face was cleared of all vegetation and loose material. The face of the slope was cut back and graded for the full height so that the toe of the shotcrete rested on the rock and was supported for its full height by the rock. Runoff from grouting and shotcreting was prevented from entering the water.

53 self-drilling hollow bar soil nail anchors were installed and proof tested.  Drainage was required to the cliff front face behind the shotcrete. Additional drainage to the body of the cliff soil required drilling into the cliff face and installation of PVC drains. Shotcrete was applied to the cliff face and was coloured to help blend into the surrounding cliff.  The shotcrete was reinforced in its centre using two layers of 2.4mm galvanised triple twist wire mesh.

Ardmore Cliff Failure Remediation Work. Ardmore, County Waterford

Seawall Stabilisation. Youghal, County Cork

Contract Details

Cumnor Construction Ltd carried out the role of Works Contractor and PSCS for this project.

The work consisted of embankment reconstruction, netting, shotcreting, soil nailing and installing ground anchors as well as the construction of reinforced concrete retaining walls and gabion retaining walls. Soil nails were installed to reinforce the sea wall. A reinforced concrete retaining wall was constructed at the base of the wall and anchored into the rock using ground anchors. These soil nails/ anchors were grouted and tested. Records of these results were tabulated and submitted to the client. A large steel frame was constructed to the seawall, bolted on concrete reinforced pads, and anchored into the rock.

All of this work was scheduled to coincide with low tides. A safe means of access to the base of the wall had to be provided as the waters encroached onto the working area at high tide.

The area was environmentally sensitive. Adequate protection measures were put in place during the construction period.

Traffic Management measures were place for the duration of the works.   Access points maintained to private dwellings. The traffic management plans were drafted and submitted to Cork County Council and An Garda Síochána prior to works commencing.

Cliff Stabilisation. Arthurstown, County Wexford

Contract Details

Cumnor Construction Ltd. carried out the role of Works Contractor and PSCS for this project.

The contract involved the stabilisation of cliffs using netting, shotcreting horizontal drainage systems and the installation of 142 Soil Nails. A concrete toe was installed at the base of the shotcrete in order to support the shotcrete above.

The works were located below, within and immediately adjacent to the inter-tidal zone. A safe working platform was specifically designed and built to cater for tidal effects. The existing cliff face was cleared of all vegetation and removed off site . Great care was taken to ensure the waters below were not contaminated.

Traffic management measures were designed in-house and implemented in order to undertake the work.
